Camping Terms & Conditions
Our camping terms are designed to help keep Red Pines Ranch calm, safe, and enjoyable for everyone staying with us.
- No refunds are offered within 1 day of arrival.
- No refunds or discounts will be given for:
- inclement weather
- late arrivals
- early departures
- changes in personal circumstances
Red Pines Ranch is not liable for refunds or compensation in the event of force majeure, including but not limited to severe weather, natural events, government restrictions, road closures, utility failures, or circumstances outside reasonable control.
If you need to cancel or amend your booking, please provide as much notice as possible so another guest has the opportunity to book.
Guests may wish to purchase holiday insurance to cover cancellations, personal belongings, equipment, or injury during their stay.
Please note: deposits paid through Pitchup.com are non-refundable.
- Camping and touring arrivals: anytime unless otherwise advised.
- Departure: by 12 p.m.
Guests are welcome to select any available pitch upon arrival unless otherwise instructed by campsite staff.
Please follow the arrival information provided in your booking confirmation before travelling.
As you approach Capel Isaac, roads become narrower and more rural, and mobile phone signal can be patchy in places. Guests are advised to review directions before travelling.
There is currently no formal reception on-site.
Camping arrivals are managed by the campsite team, and guests should follow the arrival instructions provided within booking communications.
If assistance is required on arrival, guests should contact the campsite team using the contact number provided in their booking confirmation.

- A 15% non-refundable deposit is payable at the time of booking.
- The remaining balance will be charged 1 week before arrival.
- If the arrival date is within 1 week of booking, the full balance will be charged immediately.
- Guests may also choose to pay the full balance at the time of booking.
Accepted Payment Methods
Guests under the age of 18 must be accompanied by a parent or legal guardian.
Parents and guardians are responsible for supervising children at all times during their stay.
Guests acknowledge that camping and countryside activities involve inherent outdoor risks including uneven ground, changing weather conditions, wildlife, mud, fire hazards, slippery surfaces, and rural terrain.
By staying at Red Pines Ranch, guests agree to:
- take reasonable care for their own safety and the safety of others
- supervise children at all times
- follow all site rules and staff instructions
- use campsite facilities responsibly
- report hazards, damage, or unsafe behaviour to campsite staff immediately
Guests are advised to:
- wear suitable footwear around the campsite
- exercise caution in wet, muddy, or uneven areas
- take additional care during adverse weather conditions
The campsite terrain is visually inspected regularly for obvious hazards, and uneven or hazardous areas may be identified or marked where reasonably necessary.
Red Pines Ranch reserves the right to refuse or terminate a stay where guest behaviour creates a safety risk to others, staff, livestock, wildlife, or the campsite itself.
Red Pines Ranch maintains pitch spacing to support guest comfort, emergency access, and fire safety requirements.
Guests must camp only within designated pitch areas and must not reposition tents, vehicles, gazebos, awnings, BBQs, or fire pits in a way that reduces safe spacing between pitches.
Where reasonably possible, a minimum spacing distance of approximately 6 metres is maintained between occupied camping pitches in line with campsite fire safety guidance.
Emergency access routes, vehicle tracks, and safety access points must be kept clear at all times.
Maximum occupancy levels may be controlled for operational and safety purposes.
Red Pines Ranch reserves the right to relocate camping setups or adjust pitch allocations where reasonably necessary for operational or safety reasons.
- Campfires are permitted only in designated raised fire pits or BBQ units approved by Red Pines Ranch.
- Open fires directly on the ground are strictly prohibited.
Guests must:
- never leave fires or BBQs unattended
- fully extinguish fires after use
- keep fires away from tents, vehicles, dry grass, trees, fencing, and other flammable materials
- follow all fire safety instructions issued by campsite staff
Only raised fire pits or raised BBQs may be used on site.
Disposable BBQs placed directly on grass are prohibited.
Water points, extinguishers, or fire safety equipment may be positioned at key locations throughout the campsite.
The campsite may carry out additional fire safety monitoring during dry weather conditions.
Red Pines Ranch reserves the right to prohibit fires, BBQs, or outdoor cooking during high-risk weather conditions or periods of dry ground.
Fire pits may be available to hire and firewood may be purchased on site subject to availability.
Fireworks are not permitted on site.
Fuel, gas canisters, or flammable materials must be stored safely and away from tents or ignition sources.
As a countryside campsite, some areas may become uneven, muddy, slippery, or wet depending on weather conditions.
Pathways around toilet and communal areas are maintained as safely as reasonably possible and kept clear where practicable.
Guests should exercise caution throughout the campsite, particularly during wet weather or low light conditions.
Toilet facilities are provided on site.
Please note:
- toilet facilities are unisex
- there are currently no on-site shower facilities
Toilet facilities are cleaned regularly.
Hand hygiene facilities are available within toilet areas.
Waste is removed and disposed of responsibly through appropriate waste services.
Areas around toilet facilities are maintained to reduce slip risks where reasonably possible.
Guests are asked to help keep facilities clean, tidy, and usable for all visitors.
- A strict 5 mph speed limit applies throughout the campsite.
- Vehicles must only be driven on designated access routes and parked in approved areas.
- Vehicle access routes should remain separate from pedestrian camping areas wherever reasonably possible.
- Drivers must exercise caution around pedestrians, children, animals, tents, and camping areas at all times.
- Emergency and access routes must remain unobstructed.
- Vehicle movement may be restricted during adverse weather or poor ground conditions.
- Electric vehicle charging from campsite power supplies is prohibited unless expressly authorised.
As an outdoor countryside campsite, natural hazards may exist including uneven ground, mud, insects, wildlife, branches, and changing weather conditions.
Trees are visually monitored for obvious signs of damage or unsafe branches; however, guests remain responsible for exercising caution around natural woodland and countryside areas.
Camping may be restricted in areas considered unsafe due to environmental or weather-related conditions.
Weather conditions may be monitored during periods of high winds, heavy rain, or severe weather.
Red Pines Ranch reserves the right to restrict access to certain areas or request guests vacate parts of the site where necessary for safety reasons.
Dogs are welcome at Red Pines Ranch but must:
- remain supervised at all times
- be kept on leads while on site
- not disturb other guests, livestock, or wildlife
- not be left unattended for extended periods
Owners are fully responsible for their dogs and must clean up after them immediately.
Red Pines Ranch reserves the right to require the removal of any dog considered dangerous, disruptive, or uncontrolled.
Quiet hours must be respected between 11 p.m. and 7 a.m.
We ask all guests to help keep the campsite calm, respectful, and welcoming for everyone staying with us.
As Red Pines Ranch is a countryside campsite, some facilities are intentionally simple and designed to support a quieter off-grid experience.
Guests should use all campsite facilities responsibly and report any maintenance or safety concerns to campsite staff as soon as possible.
- Emergency vehicle access routes must be kept clear at all times.
- In the event of an emergency, guests must follow instructions issued by campsite staff or emergency services.
- Emergency contact details are provided within booking information and/or on-site notices.
- Red Pines Ranch reserves the right to relocate pitches, restrict vehicle access, or require guests to vacate certain areas where necessary for operational or safety reasons.
- Basic site rules may be issued on arrival or within booking communications and must be followed at all times.
Red Pines Ranch reserves the right to deny access or end the stay of guests whose behaviour is considered disruptive, unsafe, abusive, or unsuitable for the campsite environment.
No refunds will be offered in these circumstances.
The following are prohibited on site:
- dangerous or reckless behaviour
- excessive noise or anti-social conduct
- misuse of fires, BBQs, fuel, or gas appliances
- illegal substances
- abusive or threatening behaviour towards staff or guests
- drones without prior permission
- generators unless approved in advance
Guests must comply with all campsite safety instructions and must not block emergency access routes under any circumstances.
If you experience any issues during your stay, please speak to the campsite team as soon as possible so we have the opportunity to help resolve them.
Complaints that are not raised during your stay may not be able to be resolved after departure.
Guests stay at Red Pines Ranch at their own risk.
Red Pines Ranch accepts no responsibility for:
- loss, theft, or damage to personal belongings, vehicles, camping equipment, or valuables
- injuries arising from guest negligence, misuse of facilities, or failure to follow site rules
- disruption caused by weather, wildlife, countryside conditions, power outages, road conditions, or circumstances outside reasonable control
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence where such limitation is prohibited by law.
Guests are responsible for any damage caused by themselves, children, dogs, or visitors during their stay.
